Since it was founded by the Romans in 43AD, London has been constantly changing, with new homes and offices built upon layer after layer of history. And it doesn’t stop here: all the cranes over the capital are witness to the fact there’ll be a whole new generation of London property developments shaping the city in the years to come. British Land

Part of London’s rich history of shipping and commerce, Canada Water was, until the 1960s, the port of entry for ships bringing timber from North America and Scandinavia for London’s construction industry. British Land has reimagined the post-industrial area for a new era, creating The Founding at Canada Water. It’s expected to be completed in 2030 with 3,000 net-zero homes (powered by 100 percent renewable energy), office space for 20,000 workers and one million sq/ft of leisure amenities.


St George

St George

Part of the Berkeley group, St George creates modern homes (both affordable and luxury) in a variety of locations across the capital. Current projects include Chelsea Creek, where it created London’s first new network of canals and waterways in nearly 100 years; Grand Union, another pioneering canalside neighbourhood close to Wembley; and Camden Goods Yard, an eight-acre site in NW1 that will deliver 644 homes, a new Morrisons store, commercial office space and a rooftop chilli farm.




A 300-year-old family business, Cadogan looks after 93 acres around Chelsea and Knightsbridge. It has multiple long-term projects on the go, including rejuvenating Sloane Street and transforming Sloane Square with al-fresco dining and drinking destinations. It also recently successfully pedestrianised Pavilion Road, creating a compelling, village-feel shopping district filled with artisanal stores and restaurants. Even better, its Chelsea 30 strategy is impressive and necessary, as it has committed to achieving net zero carbon emissions by 2030.

Chelsea Barracks

An impressive, 12.8 acre development overlooking Royal Hospital Chelsea, in what used to be barracks, this project represents a historic collaboration between world-renowned architects, best-in-the-business landscapers and top interior designers. Made up of apartments, duplexes, penthouses and townhouses, set around garden squares, it was awarded LEED Platinum certification in 2021 – the benchmark for green building certification, with only 16 other developments gaining the achievement around the world.


Bankside Yards, Native Land

Native Land

At the forefront of British architecture and design since 2003, Native Land’s most recent development, Bankside Yards on London’s Southbank, will be the UK’s first fossil fuel-free major regeneration project. The vast £2.5bn scheme will encompass offices, amenities, bars, restaurants and cultural space, a five-star hotel, plus more than 700 apartments, including homes for private sale and to rent. Bankside Yards will additionally connect London’s South Bank with Bankside for the first time in 150 years.


Octagon Developments

An award-winning developer of luxury homes throughout Greater London and the Home Counties, Octagon’s most recent projects in the capital includes Eagle House, a Jacobean Grade II*-listed building in Wimbledon Village, which has been beautifully and sympathetically transformed into eight exquisite new flats.


Auriens Chelsea (PDP London)

As well as working on Chelsea Barracks, PDP London recently completed Auriens Chelsea, a flagship later-living development in the heart of London. The spaces adapt to the changing needs of those living there as they grow older, emphasising community and companionship. It’s also working on the redesign of the beloved former House of Fraser department store into a mixed-use development, with shops, offices and a restaurant offering 360-degree views over London.


The Knightsbridge Estate

The Knightsbridge Estate

Covering a 3.5-acre area in the heart of Knightsbridge, located between Harrods and Harvey Nichols, the estate has been undergoing a significant transformation over the past few years. Many of the shops on Brompton Road and Hans Crescent have been remodelled already, attracting a variety of exciting fashion and lifestyle brands, and the flagship development, One Hooper’s Court, is almost complete. Reimagined by Fletcher Priest Architects, the 14,000 sq/ft project is set to encompass high-end boutiques, workspaces, cafes and restaurants, and beautiful apartments, as well as a brand new tube entrance.
